BPO Fast FAQ
Answers to common questions about Broker Price Opinions, report types, pricing, timing, service areas, and how to order a BPO report.
What is a Broker Price Opinion?
A Broker Price Opinion, also called a BPO, is a licensed real estate broker’s professional opinion of probable market value based on comparable properties, market data, property condition, location, and local market knowledge.
Is a BPO the same as an appraisal?
No. A BPO is not an appraisal and should not be represented as one. If a formal appraisal is required for lending, tax, court, or regulatory purposes, you should consult a licensed appraiser.
What types of BPO reports do you offer?
BPO Fast offers desktop BPO reports, standard desktop reports, drive-by BPO reports, interior BPO reports, investor and rental BPO reports, legal and probate BPO reports, and premium digital book BPO reports.
What areas do you serve?
BPO Fast primarily serves Los Angeles County, including Santa Clarita, San Fernando Valley, Los Angeles, and surrounding LA County communities. Some nearby Southern California areas may be reviewed on a case-by-case basis.
How much does a BPO report cost?
Pricing depends on the report type, property location, access, urgency, and complexity. Basic BPO reports start lower, while legal, investor, rental, interior, and premium digital book reports require more research and detail.
How fast can I get my report?
Turnaround depends on the report level and property details. Many reports can be completed within a few business days, while more detailed legal, investor, interior, or premium reports may take longer. Rush options may be available.
Do you inspect the property?
It depends on the report ordered. Desktop reports are prepared from available market data and property information. Drive-by and interior BPO reports include exterior or interior review when access and scope allow.
Can a BPO be used for legal or probate matters?
A BPO can be helpful for probate, estate, trust, divorce, settlement, attorney review, and real estate decision-making. However, it is not a formal appraisal, and some legal or court matters may require a licensed appraiser.
Who prepares the BPO report?
Your report is prepared by Steve Portaro, a licensed California real estate broker, using local market knowledge, comparable data, property information, and professional real estate judgment.
How do I order a BPO report?
Send the property address, report purpose, property access details, and any deadlines. BPO Fast will recommend the right report level and confirm pricing before starting.
